The first step in effective marketing is to price your property in such a way as to facilitate its sale. Once proper pricing is achieved, the next step is to give your property maximum exposure in the market place. We accomplish this by exposing your property to buyers, where serious buyers actually search for their homes and investments. The medium used by most home buyers to search for homes is the web. What are home buyers looking for on-line? The quick answer is houses for sale but that's only part of the answer. They are also looking for accurate property descriptions, multiple photos of the property, virtual tours, mapping, mortgage information, school and community information and the ability to ask the agent questions and schedule showings. Buyers who read the classified ads for properties are usually looking for open houses to attend or after reading an ad on a property that interests them, they call the listing agency looking for the property address so they can drive by it; using print media is the least effective way to expose listings to the market. The most valuable resources that Brokerages can use are the MLS and other on-line real estate portals. The sad fact is that too many agencies don't properly utilize these resources. MLS Pin allows for multiple photos and virtual tours, yet there are plenty of agents that can't or won't add more photos or virtual tours to their listings. The simple fact is that some portals charge extra for enhanced listings (meaning more photos and virtual tours). That tells me that it's a smart investment to enhance our seller's listings on the main protals that we use gaining them even more exposure where buyers are looking. Realty Ace, LLC also allows cooperating brokers permission to display our listings on their sites (that gives buyers the ability to search through the MLS on their agent's site for properties that meet their needs and it gives our sellers even more exposure in the marketplace).
These examples of our marketing plan are only part of our strategy to get your home sold. The competition in the real estate industry is so fierce we can't divulge our entire marketing strategy on-line for everyone to see. We try to set the standard rather than copying what others do.
