There are two objectives in writing an ad for your house.
1. Attract as many people as possible.
2. Spend as little money as possible.
Here are some things to keep in mind:
If you know what a buyer is really looking for, it will be easier to write a cost-effective ad.
It is better to give them all of the information up front to eliminate calls from people who are really not interested in your house.
It is better to only receive calls from buyers interested in what your house offers.
Give the address-Buyers hate blind ads. If they call after viewing the outside of your house, that will show that they are pre-sold on the location and/or the house´s curb appeal.
The Living Area-Provide an accurate description (square footage).
Bedrooms-Always list the number of bedrooms.
Lot Size-Provide acreage (number of acres or square footage).
Updating-Provide details/enhancements.
Room Sizes-living room, family room, master bedroom, etc.
Workshop/finished basement-This is another feature in which some maybe interested
Swimming Pool-This can be a "Plus" or a "Minus" Pools are only appealing to about 50% of the people that are house shopping. If you have an in-ground pool I suggest putting that in the ad. Subdivision-This will help a buyer easily identify the location of your house.
If you want to allow a showing to other agents who might have a buyer, mention that you are already committed to an agent, but it would be fine if they want to show it. (This will confirm if they really have a buyer for your house.)

The following questions would be applicable to ask any agent calling requesting that you to cooperate with them for 3 or 4 %:
What is your regular listing commission?
How often do you list a home for less than 5%?
How long have you been selling real estate?
Do you sell real estate full-time or part-time?
Whose best interest will you be representing?
These questions will give you a good idea as to the experience level and sincerity of the agent.
