Tips On Writing an Ad

 

There are two objectives in writing an ad for your house. 

 

1. Attract as many people as possible.

 

2. Spend as little money as possible.

 

Here are some things to keep in mind:

 

If you know what a buyer is really looking for, it will be easier to write a cost-effective ad. 

 

It is better to give them all of the information up front to eliminate calls from people who are really not interested in your house.

 

It is better to only receive calls from buyers interested in what your house offers.

 

Give the address-Buyers hate blind ads. If they call after viewing the outside of your house, that will show that they are pre-sold on the location and/or the house´s curb appeal.

 

The Living Area-Provide an accurate description (square footage).

 

Bedrooms-Always list the number of bedrooms.

 

 Lot Size-Provide acreage (number of acres or square footage). 

 

Updating-Provide details/enhancements.

 

Room Sizes-living room, family room, master bedroom, etc.

 

 

Workshop/finished basement-This is another feature in which some maybe interested

 

Swimming Pool-This can be a "Plus" or a "Minus" Pools are only appealing to about 50% of the people that are house shopping. If you have an in-ground pool I suggest putting that in the ad. Subdivision-This will help a buyer easily identify the location of your house.

How to Stage Your Home to Sell

 

Here are 10 Tips that will help you Stage your home to sell.

Don't forget you only get one first impression!

 

1. Remove all clutter.

 

 2. Clean all corners, cracks and crevices.

 

3. Cut Lawn and/or pick up leaves in the fall, edge, trim shrubs, and low limbs. De-weed flowerbeds and trim fence lines.

 

4. Replace any rotted facia, soffit or siding on main or secondary structure. No rotted wood anywhere on the property.

 

 5. Appearance of painted exterior should look as if it were recently painted.

 

 6. All flooring, counter tops, walls and ceilings should be clean.

 

 7. If pets reside in your house, be sure the smell is not evident.

 

 8. If there is a smoker that resides in your house, all smoke odors should be eliminated.

 

 9. Dark rooms should be lit properly. If natural lighting is available through windows or patio doors, window and door coverings should be open. 

 

10. It is better to have one person show the house; other persons should be in the background or out of sight.

How To Prevent Other Agents From Bugging You

 

If you want to allow a showing to other agents who might have a buyer, mention that you are already committed to an agent, but it would be fine if they want to show it. (This will confirm if they really have a buyer for your house.)

 

You can tell an agent who continues to call and mail you material in which you have no interest that you are committed to another Realtor, Ed Triboski

 

The following questions would be applicable to ask any agent calling requesting that you to cooperate with them for 3 or 4 %:

 

What is your regular listing commission?

 

How often do you list a home for less than 5%?

 

How long have you been selling real estate?

 

Do you sell real estate full-time or part-time?

 

Whose best interest will you be representing?

 

These questions will give you a good idea as to the experience level and sincerity of the agent.
